Our Process

Initial meeting

During the initial meeting, you’ll meet with D.A. Burke Directors Matt and Daryn to discuss the general scope of your project and what level of service you’re after. Matt and Daryn will take the time to really understand your goals and begin making recommendations to help ensure your vision comes to fruition. Because Matt and Daryn are both qualified tradesmen, they offer a unique insight into the building industry and will use their vast experience to start planning your build straight away.

After your discussion, our Directors will get to know you and what you’re after, and a design brief will be developed. This brief will guide the preliminary drawings and form the basis of your final design. Each design brief is completely customized, ensuring you receive specialist personal service throughout your build. Once the design brief is complete, we will issue the plans and prep agreement, and your custom home journey with D.A. Burke officially gets underway!

Concept Meeting and preliminary drawings

After our initial catch-up, we gather notes and prepare a quote for a concept agreement which typically includes site survey and design. This step allows us to provide you with a more precise estimate for your build based on your specific needs outlined during our first meeting.

Once the concept agreement is signed, we engage a surveyor for a feature/contour survey and the building designer to start the concept drawings. After finalizing the concept drawings and receiving your approval, we provide a detailed estimate informed by the drawings and the initial brief. We invite you back to discuss this in person, providing an opportunity to make any adjustments. If you’re satisfied with the detailed estimate, we then proceed to the next stage – Preparation of Plans Agreement (PPA).

Preparation of Plans Agreement (PPA)

Once the concept agreement is complete, we move on to the Preparation of Plans Agreement (PPA). At this stage, to finalize the detailed quote, we engage various consultants to undertake structural engineering, create detailed construction working drawings, conduct an energy assessment, perform a Bushfire (BAL) assessment if needed, and carry out soil testing to determine the soil type (geo report).

With all this information, we can then present a fixed price quote. The quote is again presented in a face-to-face meeting where we thoroughly discuss what is included and excluded. If there are no changes at this point, we move on to Stage 4. Note that the cost of the PPA comes off the contract price if the job proceeds.

Building Contracts

After confirming the PPA and ensuring everything is set, we organize a meeting to arrange the contracts, which we typically run through and sign in person, using HIA contracts. From the contracts stage, we advance to Stage 5 – Building Permit/Selections, followed by Stage 6 – Construction, and finally, Stage 7 – Handover.

Building Permit/Selections

Whether you are building a new home or renovating your existing home, there will likely be various building permits and planning approvals that need to be confirmed before construction starts. D.A. Burke has vast experience within the industry and can coordinate with authorities to ensure all applications are completed properly and there are no hold-ups to your build. During this stage, we will also fine-tune the details of your build.

We will meet with you and go through our extensive selection of finishes and work with you to find the ones that suit your style and functionality requirements best. We are completely open to your suggestions during the selection process and will provide useful advice based on our years of experience and extensive knowledge of custom homes.

Construction

Now your building permit is granted, additional permits are all approved, and finish selections are confirmed… it’s time to start building! It is our job to be available to you at your convenience to run through your build whenever you like. If you need a bit more clarification or want to confirm that everything is just right before we break ground we totally understand! And we’re more than happy to help!

During the construction phase, we will update you regularly on the progress of your build as well as timelines, to ensure we keep ourselves accountable. However, if you ever need anything or have any queries just give us a call! Matt or Daryn will be happy to assist you.

Handover

Once construction is complete we will meet again to complete a walkthrough together. Here you are able to get an up-close look at everything we’ve done and the amazing finishes we’ve achieved.
